3 Tips to DRASTICALLY improve your Real Estate Images

Last week we spoke about how many images we need to effectively showcase a property.
Now let’s talk about things we can do to IMPROVE our images.
Now days, many agents use their phones to capture images of the spaces they are selling and renting. And for certain markets this MIGHT be okay. [I’m still trying to find a market where it is] But in NYC, with listings well over the $300k mark, it’s always suggested to hire a pro. The main reason to use professionals in all service industries is that it helps to define YOU as a brand.
But in any case, since we’re still using our camera phones let’s take a look at what we can you do to improve our images.
The above images has horrible lighting, the walls look like they’re leaning, and we really can’t tell what this room is.
1. You need light. No matter if you’re using a phone camera, a point and shoot or a pro grade DSLR, you need LIGHT! At the very least turn on all the lights in a space, open window coverings, and take your pictures during the time where there is the MOST light in the rooms.
2. Verticals should not be slanted. Our eyes don’t look at buidlings on a tilt, and anything that’s leaning is automatically translating from our vision to our brain as displeasing. So make sure the lines in your images are straight.
3. Proper composition defines a space. Don’t just stand in the middle of a room and snap a photo. Define the space for the person looking at your listing so they can imagine living there themself.
Bonus tip: Clutter & Mirrors should be avoided! You are selling a space. Not someone’s furniture and mess. But it can be a real turn off to see a bathroom full of toiletries or a bedroom full of clothes everywhere.
I guarantee if you if you take these few tips and apply them to your photos, you’ll start to see more interest in your listings SOONER. Who doesn’t want that?! 😉
