How many photos does a NYC Real Estate Agent need to effectively market a listing online?

The general sweet spot for the number of photos needed to effectively showcase a home is between 10-15. However, listing sites vary in the amount of photos allowed, along with the quality and size, and every home is unique and different. But what exactly do we need to effectively showcase a home in order to generate online views, potential buyer leads, and ultimately MORE SELLERS calling to hire you to sell their property.  Let’s take a look at a 3 bedroom house around the boros:

Must have images:

Front / exterior

Back yard

Entrance / Foyer

Living Room

Dining Room

Kitchen – these usually generate 2 images

Master Bedroom

2nd Bedroom

3rd Bedroom

Master Bathroom

Extras:

Family Room

Basement

Laundry Room

Additional Bathroom

Custom closets [if empty or sparsely filled]

Unique outside spaces

Neighborhood imagery

You want potential buyers to get a feel of a home, but still leave leave them with the feeling of wanting to see more – IN PERSON. One photo per room will suffice. Your vanity photo which is the thumbnail image displayed on every listing site, including your agency’s website  should be AMAZING and it should intrigue potential buyers, which leads to more online views, which turns into more open house visits and more phone calls.

Side Note: A SMART current home owner/potential seller will review your past listings to see the type of marketing imagery you use. So, your past listings could definitely make or break your future deals.

Watch those verticals

Well lit

Properly composed 

Add a little creativity, but don’t go overboard
